In order to apply, you must meet our financial requirements and pay a $35 application fee per adult that is non-refundable. The application fee includes a background check and credit report. 

Financial requirement: 3x the rent in monthly income. Right now, the monthly rent is $1,695. Three times that is $5,085. Monthly income includes wages and/or assistance from all adults over the age of 18 that will be living in the apartment and must be on the rental agreement after acceptance of the application. 

Background check: Vista Hermosa Apartments follows all federal and state regulations including the Fair Housing Act which requires us to make no considerations based on race, color, religion, sex, national origin, familial status, handicap, ethnicity, sexual orientation, age, nationality, gender, gender identity or sex identity. 

Credit Report: Vista Hermosa Apartments complies with all regulations for housing and will deny any applicant with outstanding bills to pay.  Applying to live here at Vista Hermosa Apartments will not affect your credit score.  

Applicants that do not have more than or equal to $5,085 per month in income will not be approved. 

Applicant Requirements:

All applicants (18 years of age or older) must have:

  • Verifiable household income that is at least 3 (three) times the monthly rent
  • Copy of photo ID
  • No prior evictions or collections records for non-payment of rent
  • Renter’s Insurance
  • Favorable references from current and previous landlords
  • A fully completed and signed rental application for each applicant 18 years of age or older
  • No criminal convictions for crimes considered harmful to people or property
  • No multiple past due credit accounts on any credit report if not associated with student loans or medical bills.  

Required Documents:

  1. Photo ID- all applicants 18 years of age or older must provide photo identification. Acceptable forms of photo identification include state issued identification cards, driver’s licenses, or passports. (Note: Military ID cards are not accepted.)
  2. Social Security Card
  3. Proof of Income: please provide proof of your total income from all sources over the course of the previous 2 most recent months prior to your date of application.  If your income comes from only one source, such as a job, then you can provide your 8 most recent pay stubs, for example. If your income comes from multiple sources, you may wish to provide bank statements showing all deposits from each source. In this case, you can feel free to cross out or hide any personal information you do not wish for us to see. Applicable forms of income include employment, child and/or spousal support payments, social security, disability or other government income, government support including welfare or cash aid, retirement or trust fund accounts, etc. Combined gross monthly income of all lease holders must be at least 3 (three) times the monthly rent. Self-employed applicants must bring copies of their tax returns from the last three years.  
  4. Proof of renter’s insurance: prior to move-in, you must provide a copy of the Declaration Page showing a minimum of $25,000 liability coverage and a policy equal to or greater than the duration of the lease agreement.

Maintenance Requests

Vista Hermosa Apartments is proud to say that we are currently 100% up to date on all maintenance requests. At this time, there are no outstanding work orders for any units. What this means to you is that any request that you make for maintenance can be addressed as soon as possible. Most maintenance requests can be completed the same day. 

That said, we kindly ask for your consideration regarding new maintenance requests. By law, we are allowed 24 hours to reply to maintenance requests. Please do not expect us to drop everything and run to your unit. Just like if you were to request work to be done from any other provider, we will most likely give you an Arrival Time Window for one of our professional, friendly maintenance technicians to come take a look. At the time of the visit, we will then inform you about how we will complete the work order. If it is something that requires parts to be ordered, for example, then we insist that you patiently let us complete the work order as fast as we can according to availability constraints that are outside our control. 

All maintenance requests must be made by filling out the following form. Incomplete forms will be completely ignored and you will receive no reply from us nor any acknowledgement of your lack of thoroughness until you fill out the form completely. 

***Under no circumstance is any tenant allowed to request maintenance from any of our maintenance technicians. The reason why we are completely up-to-date on maintenance requests (something that is almost completely unheard of at other apartment complexes) is because we stay focused on tasks. You can count on us to bring a level of professionalism to maintenance requests that you may not be used to. However, we do this to keep you comfortable and happy so please be understanding of our processes and procedures. Otherwise, you must accept responsibility for your actions and be prepared to not have your maintenance requests fulfilled if you do not wish to abide by our policies.***

Please do not speak to our maintenance technicians unless you have a work order. We constantly stay busy to upkeep the building. Rather than speaking to maintenance technicians, please contact the rental office. The rental office will have all the answers you are looking for. The maintenance technicians will have NONE of the answers you are looking for; unless, of course, you have a work order in writing. Even when you do have a work order in writing, we strongly suggest that you let our maintenance technicians do their job without interfering with them. This will get the job done faster so you can be happy and comfortable.

We pay an answering service to always answer the phone 24/7/365. They will never not answer the phone. As soon as your call is received by the answering service, the receptionist will ask you a few questions about your maintenance emergency and then the receptionist will call all of our maintenance technicians until one of them picks up the phone. The reason we do it this way is because you cannot expect our maintenance technicians to answer their personal cell phones when they are busy or sleeping. What we can assure you, though, is that one of our maintenance technicians will most definitely fix your emergency maintenance issue as soon as possible… no matter what. 

Now, there are a few instances that are not emergencies and we will not respond to them, even if you call our answering service at (714) 647-7834. As stated in your lease agreement, the following instances are not emergencies and will not receive any attention from us:

1. Medical emergencies- unfortunately, there is nothing we can do in these situations. Please call 911

2. If you smell gas during business hours Monday-Friday from 9am-5pm, we will be happy to take a look. After hours, please call 1-800-411-SDGE

3. Being locked out is your own fault for forgetting your keys. We will not respond to requests for opening units even during normal business hours. If you lost your keys, you must call a locksmith at your own expense.  Vista Hermosa Apartments staff members do not carry the keys to your unit. This is for your own protection.

We do our best to make sure that nobody enters the property without permission by keeping all access gates locked at all times. 

Furthermore, we also check our security camera footage frequently and are happy to review any specific date/times in which something may have happened. 

Finally, if you ever see anything that makes you feel uncomfortable, we urge you to notify us as soon as possible.
